Why Am I Not Getting Any Real Estate Leads?

Almost always one of four things: not enough real conversations, no follow-up past the second attempt, too many pipelines run too lightly, or a sixty-day lag you are misreading as failure. Each needs a different fix, and treating all four as try harder fixes none of them.

Cause one: not enough conversations

The most common cause, and most agents overestimate their own number substantially.

A conversation is two-way and involves a human. A social post seen by four hundred people is not one. An email to your list is not one. A voicemail with no reply is an attempt worth logging, not a conversation.

Count strictly for one week. Most agents who feel they are not getting leads find they had six real conversations, not forty, and the rest of the week went to activity that felt like prospecting.

Cause two: follow-up stops too early

Most agents attempt twice and stop. Most conversions happen after that.

This is not laziness. Follow-up has no deadline, and everything competing with it does. A showing has a time, a closing has a date, a contract deadline has consequences. Contacting someone who said not for six months has none of those, so it loses every scheduling conflict until the six months have passed.

The fix is a date on every conversation the day it happens, so follow-up acquires the deadline it never naturally has.

Cause three: too many pipelines

Every pipeline has a minimum level of consistency below which it produces nothing at all.

Running five lightly puts you under that threshold on all five. You are extremely busy, you generate almost nothing, and you conclude that lead generation does not work. Two pipelines run properly beats five dabbled with, every time.

If you are working social media, open houses, a farm area, expireds and paid leads all at once, that is very likely your problem.

Cause four: the lag

Income in this business lags activity by about sixty days, which means a quiet month is a report on what happened two months ago.

If your conversations are above forty a week and nothing has closed, you are not failing. You are early, and the work you did in March pays in June. This is the single most common misdiagnosis in a first year, and it causes people to abandon a method that was about to work.

The self-check

  1. 1How many real conversations did you have last week? Above forty is healthy, under fifteen is your answer.
  2. 2How many times do you actually follow up before stopping? The real number, not the intended one.
  3. 3How many pipelines are you running? More than three is probably the problem.
  4. 4What happens to someone who says not for six months? If the answer is nothing, that is your largest leak.
  5. 5Did your conversations drop during your last transaction? If so, you have found the cause of this month.

What not to do

Do not buy leads to solve this. It is the most common response and it usually makes things worse.

If the cause is follow-up or volume, adding forty more names to a system that already leaks means paying to lose them faster. Paid leads pour into whatever process exists, and if the process is the problem, more input does not help.

Equally, do not change pipelines. Switching at week six because nothing has happened is how agents spend two years starting things.

The fifth cause, if none of the four fit

You are generating conversations and they are the wrong ones.

This shows up as plenty of friendly contact with people who will never transact: other agents, browsers, and acquaintances who enjoy talking about property. It feels like activity and produces nothing, and it is common among agents who prospect largely through social channels.

The check is to ask, of last week’s conversations, how many were with someone who owns a home or plans to buy one within two years. If the answer is very few, the volume is fine and the targeting is not.

How long before a change shows?

Conversations respond immediately. Appointments within two to three weeks. Closings in two to three months.

So judge a change on conversations first, because that is the only number that responds fast enough to be useful. If you double your conversations this week and nothing closes for two months, nothing has gone wrong. That is the expected shape.
