Do I need a Pipeline OS membership?
No. Any licensed Texas agent can open a free TC account and send us a file at $375. Members pay $300 on every file, which is why most people who send more than one end up joining.
When do I actually pay?
At closing, out of the commission. There is no card on file and no monthly fee. If a transaction terminates before closing we may invoice for the work already done, and we will always tell you before we do.
Will you contact my clients?
Yes, and with your knowledge. Your coordinator introduces themselves to all parties at the start, then handles scheduling and deadline communication so you are not the bottleneck. Anything that is a negotiation stays with you.
Are you doing anything that needs a licence?
No. Coordination is administrative work. We do not negotiate, advise on price, or give legal or tax advice. You remain the agent of record and the relationship with your client is untouched.
My brokerage already provides a TC.
Then use them first. Agents come to us when their brokerage does not cover coordination, when their in-house TC is at capacity, or when they want one person owning the file from contract to funding. Check your brokerage policy before you send anything.
How fast do you pick a file up?
Your coordinator confirms acceptance within one business day and reaches out to all parties straight away. Send the file the day it goes under contract and nothing sits waiting.
What do you need from me to start?
The executed contract, any addenda, and contact details for the parties. That is it. If something is missing your coordinator will ask rather than guess.
Where do you work?
Texas only, and every file is handled to TREC standards. We would rather do one state properly than five badly.
