If you score low on pipeline 01, stop
Fixing your sphere is worth more than starting any other pipeline on this list. It is the cheapest business you will ever get and the only one that compounds. Score two or less there and it is your entire next ninety days.
Four rules, or the number means nothing.
Tick it only if it is true right now
Not “I used to”. Not “I am about to”. This month, or it does not count.
Zero is a fine score
You are not supposed to run all ten. Most good agents run three properly and score zero on the rest. That is a healthy result, not a failing one.
Do it in one sitting
Twenty minutes. Going away to check something is how this ends up half finished in a drawer.
Keep the sheet
Score it again in ninety days. The change is the only number that really matters.
Not your total. The pipeline you scored two or three on.
That is the one you are half-doing, and half-doing a pipeline costs you all of the effort and almost none of the reward. Nearly every agent has at least one. It is usually the thing they describe as “not really working for me”.
One warning about high scores
A high total with nothing above four usually means you are spread thin across everything and excellent at nothing. Three pipelines at five beats eight pipelines at three, every single time.
The leak finder
Take your three highest pipelines. Walk a real lead through each one and write down where they stop hearing from you. That point is the leak, and closing it is worth more than any new pipeline.

How many times do you actually follow up before you stop?
Write the real number, not the intended one. Almost everybody overstates this by half.
What happens to a lead who says “not for six months”?
If the honest answer is nothing, that is your single largest leak, and it is bigger than any pipeline you are not running.
Which pipeline gets your time when you are busy with a transaction?
If the answer is none of them, that is the whole explanation for why the income is lumpy.
Then pick two things. Not ten.
The failure mode after an audit like this is deciding to fix everything, doing it for nine days, and going back to exactly how you worked before. Pick the pipeline you are half-doing and the leak you are closing. Write both down. Ignore the rest until you score again.
